Who runs this site

DXB Creek Harbour, at dxbdubaicreekharbour.ae, is an independent property showcase. It is run by the operator of this website, an independent Dubai real-estate broker. Our licence and permit details: licence details available on request. In these terms, "we", "us" and "the operator" all mean that Dubai real-estate broker.

We are not Emaar. This site is not owned, operated, sponsored or endorsed by Emaar Properties PJSC, the developer of the projects shown here. Emaar has not approved anything on it.

Where the figures come from

The prices, unit sizes, unit counts, payment schedules and handover dates shown for each project are Emaar's own published figures. Each project page shows the date we last checked those figures. Emaar can change any of these at any time, so a figure that was right on the date shown may not be right today.

The site also shows registered sales and tenancy contracts for Dubai Creek Harbour. These come from Dubai Land Department registration records. The construction status shown for each project comes from the same Dubai Land Department records. They are shown as what was registered, not as valuations and not as an estimate of what any home is worth now. Each set of records carries the date we took the snapshot and the month the records run up to.

Treat every number on the site as a starting point, not a final answer. Before you commit to anything, confirm the current figure with Emaar or the seller in writing.

Where the site describes the benefits of buying in Dubai Creek Harbour, including residency visas such as the Golden Visa, that is general information only. Visa rules, including the minimum property value and other conditions, are set by the UAE authorities and can change, and whether you qualify depends on your own circumstances. We do not confirm anyone's eligibility. Check the current rules with the relevant authority or a qualified adviser before you rely on them.

Nothing on this site is an offer to sell you a property. Reading it, or sending us an enquiry, does not create a contract between you and us, or between you and Emaar. If you decide to buy, that happens on Emaar's or the seller's own sale documents, which set out the real price, payment plan, specification and handover terms. Those documents are what count, not this site.

We make no guarantees about availability, price, handover date, rental income or returns. A unit shown here may already be sold, a payment plan may have changed, and a handover date may move.

Whose material this is

The project images, renders, brochures and floor plans belong to Emaar, and the project and brand names belong to their owners. We show them to describe the projects and for no other purpose. You may not copy or reuse them except as Emaar's own terms allow.

The site's own text, layout and design belong to the operator. You are welcome to read the site and share links to it. Please do not copy pages, scrape the data or present our content as your own.

Links to other websites

Pages link to Emaar's website, its PDF brochures and floor plans, and to Google Maps. The site also loads its fonts from Google Fonts, so Google's servers receive that request. Those services belong to other companies and have their own terms and privacy rules. We do not control them and are not responsible for what they show or how they handle your information.

Enquiries and WhatsApp

If you fill in the enquiry form, we use what you give us to answer you and to follow up about the projects you asked about. We pass your interest on to the developer only if you ask us to. We never sell your details or hand them to anyone else for marketing. Messages you send us on WhatsApp are carried by WhatsApp, which is run by Meta, under WhatsApp's own terms and privacy policy.

What we are responsible for

We try to keep the site accurate and working, but we cannot promise that it will always be up to date, free of errors or available. We provide it as it is.

As far as the law of the United Arab Emirates allows, we are not liable for any loss that comes from relying on information on this site, from a figure that has changed since we checked it, from another website we link to, or from the site being unavailable. Nothing in these terms limits any liability that the law does not allow us to limit.

Changes to the site and these terms

We may change, pause or close the site at any time, and we may change these terms. When we do, we update the date at the top of this page. Using the site after a change means you accept the new terms. If you do not agree with them, please stop using the site.

Governing law

These terms are governed by the law of the United Arab Emirates. Any dispute about the site or these terms will be dealt with by the courts of Dubai.
